The La Proa building, located on La Fosca beach in Palamós and built in 1976, has been rehabilitated by CERVERA, Sistemas de Pinturas, S.L. which has involved the decoration and protection of more than 9,000 m2 of façade, 4,000 m2 of common interior spaces and the anticorrosive treatment of more than 1,400 m of railings.

Without significant interventions for more than 40 years, in 2020 and facing all the difficulties derived from the pandemic, the work was undertaken to finally give this building a well-kept appearance in harmony with its surroundings.

After carrying out an exhaustive technical study in which various pathologies were identified and after defining a coherent color proposal, work on the facades began. These were carried out using hanging scaffolding that allowed the cost to be optimized and the inconvenience to the neighbors to be minimized.

The works consisted of:

  • Surface cleaning: Cleaning is carried out with water under controlled pressure and fungicidal liquids. This eliminates surface dirt and eradicates plant remains (fungi and lichens) that, due to the critical orientation of some of its facades, proliferate causing black spots.
    Repair of the fronts of the balconies, haunches and other damaged structural elements using high-performance cementitious mortars, after deoxidation and passivation of reinforcements in case they are exposed.
    Filling of small cracks generated by contraction and expansion movements using acrylic putty reinforced with fiberglass, especially indicated for this type of use.
    On the exterior vertical and horizontal walls, an anti-carbonation, breathable, waterproof and highly resistant to aging coating was applied (in two colors) after applying a layer of fixing primer to ensure perfect cohesion with the substrate and uniform absorption of the coating.
    Much of the railings were very deteriorated. Their exposure on the coastline generates such a level of corrosion that it can make the steel of the hollow tubes that make them disappear. Therefore, after replacing the irrecoverable elements, exhaustive mechanical sanding was carried out and the application of an anti-corrosion paint system consisting of two layers of epoxy zinc phosphate primer (corrosion inhibitor pigment) plus two layers of enamel finish. based on alkyd resins modified with antioxidant pigments, shiny, with high color stability and excellent durability.
    Painting of vertical and horizontal walls of interior common spaces using a layer of fixative primer and two layers of matte finish acrylic plastic paint.
    Painting of interior and exterior metal elements (elevator doors, railings, metal carpentry, etc.) following a similar scheme to that described above.
    Supply and placement of a 2 mm thick folded galvanized sheet coping around the entire perimeter of the roof with a drip function.
